One deal, start to finish.

A member in San Francisco got a call from a friend: someone in Virginia owned a house in Georgia and was losing money on it every month. He didn't need a price, he needed out. Subject-to did it. The loan stayed where it was, the payments moved, and the contract was signed inside 24 hours. It was that member's first deal in the community, less than two weeks after he joined.*

Two things about that story we won't round off. A signed contract is not a closing, and we have not verified that this one closed. And the recording is roughly six years old.*

What "no money down" actually costs.

No money down doesn't mean no money. Deals still carry earnest money, entity setup and closing costs, and the risk that a lender calls a due-on-sale clause. We teach the strategy with those numbers on the table, here and everywhere else we teach it.

  1. 1 → Learn from closed deals

    Every strategy is taught from transactions that actually happened: the numbers, the contracts, the things that went wrong. If a beginner can't follow it, we rewrite it.

  2. 2 → Join the room

    You're placed with practitioners in your market and at your stage. Deal reviews, underwriting help, and a peer group that will tell you when a deal is bad. That last part matters most.

  3. 3 → Close with support

    Transaction coordination, document review, and experts on call from offer to close. Your first deal shouldn't be a solo act.
